Leaking into the parking, lobby or basement below? Your podium carries gardens, driveways and play areas over occupied space — and a car park podium fails differently from a landscaped one. We inspect which you have, check the drainage, and treat the slab from the positive side so the problem is fixed at its source.
A podium slab is the most heavily loaded waterproofing situation in a building — permanently exposed, permanently wet somewhere, and sitting directly above occupied space. The usual failure points:

Most contractors quote the same treatment for both. They shouldn't — what sits on top of your podium decides how water reaches the slab and what the treatment has to survive.
Vehicles flex the slab every day. That constant movement works on expansion joints and construction joints until hairline cracks open, and rigid waterproofing layers simply tear at those points.
Add oil, fuel and detergent from washing, plus rainwater carried in on tyres, and the surface takes chemical as well as physical load. Here the treatment has to bond into the concrete itself and stay flexible enough to move with the slab — which is exactly what a penetrative system plus a crack-bridging topcoat does, and what a brittle screed or aged membrane cannot.
A landscaped podium is permanently wet. Irrigation runs through the dry months, soil holds moisture against the slab long after rain stops, and roots actively seek out and widen the smallest crack they find.
The waterproofing here is buried under soil, planters and paving — invisible, unmonitored, and impossible to patch without lifting the garden. That is why a garden podium must be treated properly once, at the source, rather than repaired repeatedly from the parking below.
On a landscaped podium, rain and irrigation percolate down through the soil until they reach the slab. A sub-soil drainage system — drainage cells or boards, a filter layer, and outlets to carry water away — gives that water somewhere to go.
Without one, water simply collects and stands on the slab beneath the garden. It does not evaporate, because it is buried. It sits there under load, exerting constant hydrostatic pressure on every joint, crack and weak point, searching for a way down into the parking or basement below.
This is why drainage stops water ingress in the first place: it removes standing water before it can find a path through. Waterproofing then has to resist rain and moisture, not a permanent reservoir pressing down on it year-round. Even excellent waterproofing struggles under that condition — and most podium failures we inspect are drainage failures as much as waterproofing failures.

What we do is inspect it. If your podium is leaking because water has nowhere to drain, we will tell you that plainly in the inspection report, even though the fix is not work we are quoting for. Treating the slab while water continues to pool above it would mean charging you for a solution we know is fighting the wrong problem.
You can then have drainage corrected by the right contractor, and we treat the slab once the conditions are right — so the waterproofing lasts as long as the warranty says it will.
Waterproofing can be done from two directions. Positive side treatment means treating the surface water actually reaches first — the top of the podium. Negative side treatment means working from underneath, in the parking or basement ceiling, after water has already passed through the structure.
Negative side work is quicker, cheaper and far less disruptive, which is why it gets quoted so often. It is also fighting water that is already inside your slab, under pressure, from the wrong direction — and it leaves the concrete and its reinforcement soaking regardless of how good the ceiling below looks afterwards.
We treat from the positive side, first-hand, where the water starts. It takes more planning and sometimes means lifting sections of landscaping to reach the slab. It is also the only version of this work that lasts — which is why we are willing to notarize the warranty behind it.
